Venice and Sarasota heat pump replacement checklist
A list to complete before comparing replacement quotes: assessment, sizing, license, permit, equipment, ratings, warranty and records.
What is not established
- Exact system sizing, ductwork condition, permit outcome and inspection requirements for a specific address are unknown and belong to a licensed contractor and the building office.
- Government pages change; confirm current wording with the office before relying on it.
- Warranty windows differ by manufacturer and by model; the pages read state them in general terms.
Print or save this checklist from your browser if a paper planning copy would help. Do not add private household or payment details to a shared copy.
Assessment and sizing
- The property address and which jurisdiction applies: City of Venice, City of Sarasota or unincorporated Sarasota County.
- A written assessment of the existing equipment, ductwork, air handler and electrical supply.
- Who sized the system, what was measured, and the capacity the quote specifies.
License and permit
- The contractor's license class and number, checked on the DBPR licensing portal.
- Who applies for the permit, and the building office the application goes to. The City of Sarasota form asks for the contractor's registration numbers and a Notice of Commencement at $15,000 or more.
- What inspection follows the install, to be answered by the building office; this draft could not read the Venice or Sarasota County pages.
Equipment and ratings
- The manufacturer, family, and exact outdoor and indoor model numbers.
- The rated SEER2, EER2 and HSPF2 for that combination, and whether any ENERGY STAR claim is for that size.
- Whether the quote replaces the outdoor unit only, the air handler or coil, the thermostat, and any ductwork.
Warranty and records
- The manufacturer's published warranty terms for the model, and any registration window. The pages read for this draft state windows of 60 and 90 days, and Lennox says registration cannot be required in Florida.
- Whether the installer states workmanship or labor terms in writing.
- The signed scope, permit number, inspection result and registration confirmation, kept together.
The checklist restates questions drawn from Florida Statutes, the City of Sarasota, DBPR and manufacturer warranty pages; it adds no requirement of its own.
