Venice and Sarasota cabinet planning
Keep the City of Venice, City of Sarasota and unincorporated Sarasota County starting points distinct, and know when a layout change brings in permits and licensed trades.
What is not established
- No permit, exemption, fee or timing result is established for any address.
- The City of Venice handout and the Sarasota County LIC21 form returned HTTP 403 during the research; their wording is known only from indexed summaries and must be confirmed in a browser.
- No business or person was looked up, and no installer is recommended.
Confirm the jurisdiction first
The City of Venice, the City of Sarasota and unincorporated Sarasota County each run their own building process. Confirm which one applies to the property address before relying on any checklist.
What each office published
- City of Sarasota: its kitchen cabinet replacement application asks for existing and new layout drawings with receptacles dimensioned and the dishwasher shown, and for electrical, mechanical and plumbing to be shown when the layout changes. Homeowner applications are notarized with linear footage and value. The checklist predates the 2026 exemption and does not say in words that same-layout replacement is exempt.
- City of Sarasota exemptions: its notice says the local repair exemption excludes structural work and any plumbing, electrical or mechanical work, that rearranging pipes or fixtures is outside the minor-repair exemption, and that the 2026 exemption is filed as an application through the city portal. Drywall and roof repairs are its examples; cabinets are not named either way.
- City of Venice: an indexed summary of its permit guidelines handout lists cabinet replacement as exempt from a permit unless changes to the wall or counter configuration carrying electrical or plumbing are in scope. The handout could not be read during the research, so confirm the current wording with the Building Department.
- Unincorporated Sarasota County: an indexed summary of Form LIC21 lists replacing kitchen cabinets or countertops among work that can be done without a contractor license, and says the county issues no handyman license. The form could not be read during the research, and it does not say whether bundled plumbing or electrical hookups change the answer.
Statewide rules that apply everywhere here
Since July 1, 2026, section 553.79(1)(g) requires local governments to exempt single-family work under $7,500 on written request, except in flood hazard areas and except electrical, plumbing, structural, mechanical or gas work. The flood hazard exclusion is address-specific and matters across coastal Venice and Sarasota.
Original paraphrase of city, county and state documents. The City of Venice handout and the Sarasota County LIC21 form are cited only as starting points because they could not be read during the research.
