Venice and Sarasota entry and patio door quote checklist
A decision file to complete before comparing door quotes: jurisdiction, approval, design pressure, glass, energy label, permit and contract records.
What is not established
- This checklist does not establish a price, schedule, approval, permit or warranty result.
- Measurements and design pressures must come from qualified project parties.
- No business is recommended or enrolled.
Print or save this checklist from your browser if a paper planning copy would help. Do not add private household or payment details to a shared copy.
Property and opening
- Property address and the confirmed permitting jurisdiction: City of Venice, City of Sarasota or unincorporated Sarasota County.
- Which door is being replaced: entry, hinged patio, sliding glass, or the door from the garage into the house.
- Whether the replacement is the same size in the same opening.
- Whether the home was built before 1978 and painted surfaces will be disturbed.
The quoted door
- Manufacturer, family and model, with the official product page.
- Florida approval number and subcategory (sliding or swinging), with limits of use.
- Rated positive and negative design pressures for the quoted size.
- Glass: impact or non-impact, safety glazing, and the glazing level used for ENERGY STAR.
- NFRC U-factor and solar heat gain coefficient for the exact glass configuration, if labeled.
Permit, license and contract
- Who pulls the permit, and the contractor's license number and category.
- Which documents you receive for a later wind-mitigation inspection.
- A written estimate and a complete contract; for an in-home sale, the three-business-day cancellation notice the FTC describes.
- Price, schedule, removal and disposal, warranty terms and exclusions, written down by the seller.
The checklist items restate questions raised by the FTC, Florida Rule 61G20-3.002, Miami-Dade County, CPSC, ENERGY STAR, NFRC, the OIR form and Florida licensing pages; it adds no requirement of its own.
